The student offer

RentHero provides Singapore tenancy agreement (TA) market-context analysis. The standard price is S$39 for one review. A validated, eligible student referral code gives S$10 off, bringing the price to S$29. A link alone does not guarantee a discount; eligibility is checked before checkout.

The report highlights unusual terms, unclear responsibilities and questions to raise before signing. It is not legal advice, a property verification service or a guarantee of a tenancy outcome.

Proposed commercial terms

Proposal: S$10 commission per eligible settled paid review during a 30-day pilot. Eligibility would require an attributable referral, successful settled payment and a completed review, with no refund, dispute or fraud exclusion. Repeat, self-referred or duplicate claims would not qualify.

These are proposed partner terms, not an active agreement. No platform has endorsed RentHero through this brief. Existing referral wallets and payout rules remain unchanged. Any partner settlement schedule, eligibility rules and payout process need written approval before launch.

Tracking and reconciliation

Use an approved referral code with a channel label: /zh/students?ref=CODE&src=partner_slug for Chinese students, or /analyze?ref=CODE&src=partner_slug for the English journey. These placeholders are not active discount codes. Attribution is stored on the same browser for up to 30 days; changing devices or clearing storage can break the link.

Existing first-party events record channel-level journey activity without raw search queries, contract text or contact details. A channel tag measures acquisition; it does not itself create a commission entitlement.

Proposed reconciliation: agree the baseline and partner identifier before day 1; review weekly aggregate referred, paid, completed and excluded counts; reconcile eligible settled reviews after day 30. Use internal transaction references for reconciliation, not student contracts or personal details in partner reports. Cross-device attribution and partner-specific settlement reporting are not promised by the current pilot proposal.

Refund and fraud controls

Proposed controls exclude refunded payments, chargebacks, fraudulent activity, self-referrals and duplicate attribution. Pending amounts would remain unpayable until reconciliation; later reversals would be handled under the signed agreement. No new refund policy or automated clawback has been enabled by this brief.

Keep referral disclosures visible: ‘If you use this referral code, you may receive S$10 off an eligible review. The referring platform may receive S$10 for an eligible completed, settled review.’ Do not promise a discount before validation or imply legal protection.

A 30-day decision, not a permanent commitment

Before launch: approve wording, code, placement, eligibility, reconciliation owner and settlement terms. During the pilot: review aggregate activity and student feedback. At day 30: assess review completion, reconciliation accuracy and student usefulness before discussing continuation. No exclusivity, minimum volume or conversion guarantee is proposed.

The one-placement pilot

The ask is one optional placement at the moment your user has received a tenancy agreement — an adviser mention, a chat script line or a link on the signing-guidance page of your existing journey. No up-front media fee is proposed.

RentHero does not replace your consultants or your existing free services. It is an independent, optional, paid review the tenant chooses themselves. Economics on this page remain a proposal, not a contract.

Student introduction — English (paste-ready)

Before you sign, you can get an independent read of your tenancy agreement. RentHero reviews your TA clause by clause, flags unusual terms and unclear responsibilities, and lists questions worth confirming in writing — in English or Chinese. It costs S$39, or S$29 with an eligible referral code. It is market-context analysis, not legal advice, and using it is entirely optional.
