How security deposits work in Singapore

A security deposit’s amount, uses and return conditions depend on the agreement and applicable law. Follow its lifecycle from agreed terms to payment records, condition checks and final reconciliation.

How much is the security deposit?

The deposit lifecycle
  1. Agree amount and conditions
  2. Pay and keep a record
  3. Document move-in condition
  4. Compare at handover
  5. Reconcile the contract timeline

Amounts and return periods are agreed terms, not automatic promises.

Record the agreed amount, recipient and purpose. This guide does not prescribe a mandatory one- or two-month deposit. Distinguish a security deposit from advance rent or any good faith payment.

What the landlord can deduct from your deposit

Read the permitted uses, exclusions, handover duties and explanation process. Do not assume only rent and damage can ever be claimed. Cleaning, utilities or other claimed items need examination against the agreement, evidence and applicable law.

What fair wear and tear means — and why it matters

Normal deterioration and damage are useful distinctions, but applying them depends on facts and wording. Age, use, condition and cause can matter. A photograph supports questions; it does not automatically decide the outcome.

When must the deposit be returned?

Read the contractual timeline and conditions. This guide makes no automatic 14- or 30-day refund promise. Ask for an itemised explanation and clarification of any undisputed balance. If unresolved, check the Courts’ claim eligibility and filing guidance; no mandatory demand-letter prerequisite or unconditional jurisdiction is asserted here.

How to protect your deposit from the start

PayNow is a payment method, not proof of ownership or authority to let. Mobile proxies and bank transfers can be legitimate. Refusal to share an NRIC number does not establish fraud. HSBC explains that retail PayNow names became masked registered names from 6 June 2026. A displayed or partially matching name is not a guarantee. Independently confirm the intended recipient and any difference from the agreement before payment. MDDI explains why an NRIC number is not authentication.

Keep the agreement, receipts, inventory and dated condition records. IRAS explains that stamping before signing avoids lateness. Its no-penalty windows are within 14 days after signing in Singapore, or within 30 days after receiving in Singapore a document signed overseas. Electronic documents have specific execution and receipt rules; consult IRAS timing guidance for your circumstances. Late stamping can incur penalties; it does not mean an agreement permanently loses all legal standing.

Examine deductions item by item.
