The diplomatic clause in Singapore, explained
A diplomatic clause is an event-triggered early-exit term. Its trigger, timing, notice, evidence and costs vary; student or expatriate status alone does not establish that it applies.

What the diplomatic clause is
- Trigger event
- Earliest notice date
- Notice length / method
- Required evidence
- Costs / handover
Month 12 + two months is a negotiated example, not an automatic right.
The label does not decide the effect. Read the actual event: employer transfer, employment ending or another specified circumstance. A course ending is not automatically covered by an employment trigger. The absence of this clause does not prove there is no other contractual or legal route.
Conditions to read together
Identify who can invoke it, which event qualifies, when notice can first be served, the notice length and delivery method, evidence requirements and financial conditions. Check deposit reconciliation, commission reimbursement and reinstatement wording too.
Timing and trigger questions
Does “after month 12” describe the earliest notice date or earliest departure? Does landlord consent remain necessary? Is evidence due with notice? Does the event match your actual circumstances? These are reading questions, not a fairness verdict.
What it is worth in money
Negotiated fictional timing example: a clause expressly permits notice only after completing month 12 and requires two full months’ notice. If a qualifying event and all conditions apply, notice at that point leads to departure after month 14 in this simplified illustration. Exact dates and service rules matter. This is not universal entitlement, a savings claim or a promise of a full deposit refund.
How to get it into your tenancy agreement
Discuss an exit term matching your circumstances and compare the draft with any LOI and correspondence. An omitted LOI term needs clarification; its binding effect cannot be decided from omission alone. Compare the two documents. Refusal to agree an exit term is not evidence of someone’s character.
What happens if your TA has no diplomatic clause
Read other break provisions and consider a written agreement to surrender. A claim for future rent is not automatically the final amount owed; contract wording, loss, mitigation and legal/factual issues can matter. Obtain specific legal advice for a substantial disputed claim. Compare practical early-exit reading routes.
